Project Details

Leuterio Thomas (LT) served as Owner’s Representative for the renovation of the Philippine Chancery in Washington, DC, working in close coordination with the Philippine Government. The historic building, constructed in 1917, required careful modernization while preserving its civic and cultural significance.

project scope

LT worked closely with the Philippine Government to align Philippine procurement laws with local contracting procedures, educating contractors on expectations and identifying compatible DC design and construction standards that met Manila’s requirements. Once construction began, LT collaborated with the contractor to resolve unforeseen site conditions and to support design updates as additional funding was approved for the completion of the second-floor reception hall.

our solutions

LT’s revised designs opened the reception hall, enhanced natural and artificial lighting, and introduced innovative LED fixtures and refined feature lighting to create a brighter, more welcoming space. As the project evolved, finish selections were refined to reinforce a sense of openness and clarity. The completed renovation was formally celebrated during an official opening in February 2016, attended by the outgoing Philippine Foreign Secretary. With the addition of new furniture and curated works of art provided by the Philippine Government, the Chancery emerged as a renewed civic and cultural asset for the Philippine community.
