Project Details

Located on Massachusetts Avenue, the Chancery was constructed in 1917 and serves as an important gathering place for the Philippine diplomatic and local Filipino communities.

The renovation included improvements to the building’s second-floor reception hall. As additional funding became available, the design evolved to create a brighter, more open setting for official events, receptions, and community gatherings.

project scope

LT represented the Philippine government throughout design and construction, helping reconcile Philippine procurement laws and expectations from Manila with Washington, D.C. contracting practices and technical standards.

The team guided contractors through the government’s procurement requirements, identified compatible local standards, and coordinated directly with the contractor during construction. LT also revised the design as the project expanded and unforeseen existing conditions were uncovered.

our solutions

Renovating a building constructed nearly a century earlier required the team to respond quickly as concealed conditions became visible. LT worked closely with the contractor to update the design while preserving the project’s overall goals and maintaining progress during construction.

For the reception hall, LT opened the space and introduced a new lighting approach using energy-efficient LED fixtures and elegant feature lighting. Revised finishes, new furniture, and artwork provided by the Philippine government completed the transformation into a bright and welcoming diplomatic space.

The renovated reception hall was officially opened by outgoing Philippine Foreign Secretary Albert del Rosario in February 2016, establishing the renewed Chancery as an important asset for the Embassy and the Philippine community.
