Project Details

The project involved the comprehensive modernization of an occupied FDIC office building. The work included replacing the HVAC and lighting systems, improving the exterior envelope, and installing high-efficiency windows designed to meet Level 3 blast-resistance requirements.

The upgrades also created an opportunity to reconsider how space within the existing building was being used. By removing the original window units, reclaiming perimeter shaft space, and improving the exterior wall insulation, the design increased the building’s usable area by nearly 6,000 square feet.

LT provided architectural and structural design services, developed the strategy for replacing the building systems while the facility remained occupied, and conducted a peer review of the contractor’s design.

The team designed individual structural frames to connect each blast-resistant window to the building’s primary structure. LT also prepared high-quality renderings to help the client understand the renovated spaces and supported the project through review by the National Capital Planning Commission and the Commission of Fine Arts.

our solutions

Keeping the building operational throughout construction required a carefully planned approach to the mechanical upgrades. LT designed a temporary rooftop mechanical system that allowed the existing penthouse equipment to be removed and replaced without interrupting service to the occupied building.

During the design analysis, LT determined that the existing windows no longer met current thermal-performance standards. FDIC used the replacement as an opportunity to add Level 3 blast protection while improving energy efficiency. Because the new windows imposed greater structural demands, LT designed a separate supporting frame for each opening and connected it back to the main building structure.

The coordinated architectural, structural, and building-system strategy improved security, comfort, energy performance, and space utilization. LT’s submissions to NCPC and CFA were approved without delaying the project schedule.
